The Construction Process

After you’ve finalized the features and options you want on your new home, the construction process can begin.

Using today’s modern construction techniques and technologies, builders can typically have your new home ready for move-in within three to four months from the date your design is complete.

The construction process has four phases:

Structural Stage
During this stage, your lot is prepared and plumbing/underground work is completed. Your foundation is poured, inspected by a third-party structural engineer, and framework construction begins.

Your Sales Counselor should be available to keep you informed about the progress of your home and to answer your questions.

Mechanical Stage
This is when you really begin to see your home come together. During this stage, many things occur:

Cosmetic Stage
During this phase, your home’s “face” really comes together

This is the time when all the small touches you have selected come together to make your home truly your own.

By the end of this phase of construction, you are typically 30 days away from closing. Your Sales Counselor will help you estimate possible closing dates and discuss any potential obstacles.

Refinement Stage
During refinement, the construction of your home is completed. Carpeting, irrigation systems, fencing, landscaping and sod are all installed in this phase. Your home is also thoroughly cleaned in preparation for your taking ownership.

To ensure quality, your Construction Manager will go through a detailed checklist before he or she will certify that the home is “complete.”

Once all of those criteria are met, your Sales Counselor should schedule a homeowner orientation session with the Construction Manager. This is often a very enjoyable meeting, as the Construction Manager will demonstrate all the wonderful features that come with your new home.
